When most of us think of a survey, it is the home buyers survey to which we are referring. This type of survey will delve a little further than the condition survey. Expect a report on the property that includes factors such as subsidence, damp, or structures that don’t meet regulations. Other problems may include invasive plants such as Japanese knotweed, asbestos, or problems with the wiring.
A plant issue may sound innocuous, but Japanese knotweed is now seen as a pest that causes damage to concrete, threatens biodiversity, and can even contribute to flooding.
Most of these issues can be fixed; in fact, a home buyers survey that identifies multiple or serious issues is probably worse news for the seller than the buyer. Most problems that show up on a survey can be dealt with; for example, if the roof is leaking, it may need to be repaired or replaced. Someone buying the house may want the cost of doing these repairs subtracted from the selling price. Alternatively, as the vendor, you can get the repairs done as a condition of sale.

If there are many issues that need fixing, the property buyer may have room to negotiate a lower price. If the property is not up to standard on several fronts, there may be no option other than to carry out essential repairs or take a lower offer.
