Once the tenant has been found and the date of the move has been agreed with the landlord, there are a number of stages that need to take place before the tenant collects the keys to the property. The letting agent manages all of these on behalf of the landlord.
Referencing and Right-to-Rent Checks
Before signing any documents the agent will look into the tenant’s employment status, carry out a credit check and assess their rental history. Right-to-Rent checks will also be carried out to ensure that the proposed tenant has the right to rent a property in the UK.
Drawing Up the Tenancy Agreement
Prepare an Assured Shorthold Tenancy agreement – i.e. a specially written agreement that details the terms and conditions of the Tenancy of the Property. The Agent will discuss with the Landlord the terms and the length of the Tenancy and prepare the necessary agreement.
Protecting the Deposit
Tenancy Deposit Protection – within 30 days – and notification to the tenant in writing of where their deposit has been protected and the name and address of the scheme administrator.
Arranging a Detailed Inventory
A written and photographic inventory of all rooms at a property will be completed by an agent upon a tenant’s move in date. This document will form part of any future negotiations/ claims, in the event of any alleged damage/missing items, when the tenant moves out.
Setting Up Payments and Utilities
Set up a standing order for rent and notify utility suppliers and the council of new tenant’s details and move in date.
Handing Over Keys
