How to decide between a new or period property

Linda Blair March 27, 2017 Reviews Leave a Comment

If you’re looking for a new home but can’t decide what type of property to go for, it’s important that you do your research. Do you want to choose an older property which can be modernised, or would you prefer to start fresh with a new build home? Both of these options have their own pros and cons, so let’s take a look at which is best for you.

New properties

New build homes have the benefit of giving you a blank canvas. You can move in straight away and make the house your home almost immediately. Most will also come with a warranty should any unexpected repair costs arise.

However, new builds need time for the property to settle, which means that you will more than likely be left with a few cracks in the plaster as it dries. You should also expect to see lower ceilings and thinner walls if you are looking at purchasing a new property, in addition to the smallest square footage of new build homes in Europe.

Period properties

This type of property is often full of original features, such as high ceilings and lots of space. A Gloucester estate agent, such as http://www.tgres.co.uk/ will be able to point you in the direction of properties that fit your requirements and budget, so it’s important to know what features are important to you when you begin your search.

A period property may have that character that you’ve been searching for, but it may also be a property that will require extra work. It’s important when looking at older properties, that you look extensively at what work will need carrying out. Price up any jobs that need doing, not forgetting to include materials and labour, and then add a little more to ensure your budget will cover it. Make sure you know what you’re letting yourself in for, before you set your heart on this type of property, as you may be faced with extra costs that you weren’t expecting.

Get advice

It is always worth asking friends and family for their experiences if they have recently purchased the type of property that you are looking at. They will be able to provide insight into any unforeseen issues they may have experienced and can also help you decide if the benefits outweigh the disadvantages.
