How a Community Can Influence the Value of a Home

When people consider the value of a home, they usually focus on the obvious aspects of the property. How many bedrooms does it have? What is the size of the garden? Is the kitchen in good condition? How old is the property?

However, there is also another factor to consider that sits just beyond the front door of your home.

The community

A house may look beautiful but the people and places around it can have an impact upon the desirability of the home itself. When people buy a home, they are also buying into the location in which the home sits and, to a degree, the type of life that they can expect from that area.

Think about what makes somewhere a good place to live. Is it the local pub where everyone knows each other? The park where children play? The independent shops along the high street or the café where people meet up on the weekends?

These are some of the things that you won’t find on the property listings for your neighbourhood but which will help to make it a place that you want to call home.

Local schools can also be a major factor in the attractiveness of an area. For instance, many people consider local schools when purchasing a home in an area. Finally, there are a few other smaller details.

A street where people say hello to their neighbours. People looking out for their neighbours. A summer fĂȘte. Christmas lights in the windows of houses. Someone starting a litter pick or garden initiative.

None of these elements will add a specific amount to the asking price for a home but they can impact how potential buyers feel about the property when they visit and feelings matter.

If you can imagine yourself walking to the shops, chatting with your neighbours, taking your dog to the park and seeing people that you know, you’re seeing something more than just the four walls and the roof of your home. You’re seeing a lifestyle.

This is an important point for estate agents and homeowners to remember when looking at property valuations in the UK.

It’s not just about selling your property, it’s also about selling the community and the lifestyle that comes with your home.

Because sometimes, the reason that people fall for a house has nothing to do with the house itself. It’s the feeling that people get when they walk outside and think “I could see myself living here.”
